SUMMARY
The intern will work with the Capital Markets team and broader Corporate Finance group to advance Welltowers investment opportunities and overall growth strategy. The role is highly visible and requires periodic collaboration with senior management of the Company.
The Corporate Finance program allows interns to build upon their basic finance knowledge in a real-world setting. The objectives of the Corporate Finance team include:
Ensure access to a plurality of efficient capital sources across debt and equity and the public and private markets
Delivery of companys fundamental operating performance and strategic initiatives and investments to key external stakeholders in partnership with cross-functional teams across the company
Maximize impact of investor relations strategy through the preparation and coordination of presentations to institutional investors, Wall Street analysts, bank groups, and rating agencies, as well as multi-year strategic presentations for the Companys Board of Directors
Optimize management team effectiveness with activities related to conferences, property tours, investor meetings and managing investor inquiries and requests
Monitor trends in equity, fixed income, foreign exchange and derivatives markets to establish and execute balance sheet strategy and determine optimal sources of capital

KEY RESPONSIBILITIES
Assist in all aspects of WELLs capital markets activity, primarily consisting of the issuance of common equity and unsecured debt
Compiling and analyzing property and portfolio-level financial data and metrics for use in internal and external reports and presentations
Assisting with the creation of investor relations materials including corporate and fixed income presentations
Maintaining internal financial models, including net asset value analysis, cost of capital analysis and cash forecast report
Communicating with investment teams to compile current pipeline of deals and determine funding needs
Reviewing equity analyst models and estimates of company performance and valuation
Summarizing and distributing industry and market research to internal audiences
Conducting competitive valuation analysis of key REIT peers
Assisting with preparation of materials for quarterly earnings report and Board of Directors meetings
Attending investor meetings and facilitating property tours

TRAVEL
Some out-of-area and overnight travel may be expected.
MINIMUM REQUIREMENTS
Experience: Previous internship and/or work experience preferred.
Education: Must be currently enrolled in a MBA program.
Applicants must be able to pass a pre-employment drug screen.
