Job Description

Credit Risk is responsible for managing credit exposure generated by lending, trading, cash management and other activities. CIB Credit Risk leads the client credit relationship in partnership with CIB sales teams from IB Coverage, Corporate Banking, Investment Grade & Leveraged Finance, Securitized Products, Sales & Trading, Treasury & Security Services, Legal, etc. The North America Real Estate Credit Risk Team works with a client base of leading real estate, lodging, gaming, homebuilding and real estate service companies. The portfolio of credit products we manage and monitor includes corporate recourse traditional credit products (revolving credit facilities and term loans), real estate asset level financings, whole loan repos, risk retention, derivatives, and treasury lines.

Job Responsibilities:

The Associate will be a Credit Officer covering asset level CRE transactions and corporate level credit exposure for real estate-related clients in the CIB and will have primary day-to-day responsibility for managing and monitoring credit exposure in conjunction with other team members. Specific duties include:

  • Exercise sound credit judgement and decision making on individual transactions presented to the CMBS Underwriting Committee

  • Utilize assigned lending authority to approve the underwriting, structuring and risk grading of CIB real estate loans, obtaining higher level approval when needed

  • Supervise, review and provide input on analysis prepared by underwriting and portfolio management team members in the CMBS business unit, as it relates to construction, mortgage warehouse and non-stabilized property loans, including condos, office, hotels and retail, among other property types

  • Participate in due diligence and provide deal team members with credit expertise in structuring of new debt facilities, including revolvers, term loans and bridge financing (for leveraged buyouts, recapitalizations, acquisitions and general corporate purposes) to support the real estate leveraged credit business

  • Lead or assist on negotiation and completion of documentation for loan and derivative transactions

  • Work with CIB Coverage and Global Corporate Banking partners on allocation of capital for clients

  • Oversee all aspects of the credit relationship in partnership with the various business units, including exposure, collateral, threshold management, compliance, and identifying potential credit concerns

  • Work with other functional groups (Market Risk, Valuation Control Group and Finance) to provide holistic coverage for SPG originated loans

  • Provide a cohesive and comprehensive approach to review ratings, risk assessment, portfolios, clients and sub-sectors

  • Lead annual industry reviews and quarterly portfolio tiering meetings to assess client, industry, and sector developments, and to evaluate risk ratings

  • Lead the discussion and respond to questions regarding clients during internal and regulatory audits of the portfolio and/or transactions

  • Ensure compliance with all audit and administrative requirements including adherence to internal policies and guidelines, as well as regulatory guidance and requirements

  • Coordinate with Commercial Real Estate groups across different Lines of Business to ensure consistency in approach and best practices

  • Participate in the asset management of the construction loans and portfolio management of the CRE loans

  • Review modifications to originally approved deal parameters such as capital improvement plans, construction draw criteria, major leases, TI/LC draws, cash sweep trigger calculations, loan extension tests, etc.

  • Assist with recruiting, training and development of junior team members

  • Lead ad hoc team projects

Qualifications:

  • Exceptional credit underwriting background and analytical skills

  • Solid grasp of accounting and corporate finance, including three-statement financial modeling

  • Understanding of the syndicated bank loan market

  • CRE lending experience across numerous property types, markets and loan types

  • Experience managing a portfolio of CRE project loans and mortgage warehousing lines

  • Proven leadership skills and ability to make timely and prudent credit decisions in a high volume environment

  • In-depth understanding of CRE financial products, structuring and market conditions

  • Excellent organizational, communication and partnership skills

  • Experience interfacing with external clients

  • Ability to successfully work independently and as part of a team

  • Minimum 3-5 years of relevant work experience
