What you will do
Under general direction, responsible for the profitable execution of assigned Lighting Services Projects. Ensures that assigned projects are done accurately, on-time, billed, within budget and within scope of the contract. Assists in maintaining positive cash flow. Creates or actively supports development of project execution plans, maintains cost estimates and pursues selling change orders as necessitated. Ensures work performed is in compliance with state, local and Federal legal requirements and demonstrates the highest of ethical standards. Adheres to and ensures Johnson Controls staff and subcontractors comply with all safety standards. Responsible for following the JCI Playbook, applicable JCI policies and procedures, supports continuous improvement of established policies and best practices. Maintains an effective balance between customer satisfaction and project financial results.
How you will do it
During the Controlling and Closeout Phases of Projects, act as the primary leader for on-site execution teams on assigned projects. Maintains project schedules and executes according to plan for assigned projects.
Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes. Pursues additional work through change orders. Provides critical inputs for cost estimates and proposals that help negotiate final settlement price and customer acceptance.
Manages costs and maintains profitability goals and positive cash flow for assigned projects using JCI tools and processes.
May assist under the direction of more senior managers in the development of cost estimates and Project Execution Plans on assigned projects.
Reviews and interprets contract Terms and Conditions for assigned projects.
Analyzes data from financial reporting systems and project schedules to proactively address potential problems. Effectively communicates project progress, issues and financial status to management as required for assigned projects.
Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation. Maintains Risk Log throughout the life of assigned projects.
Ensures safety policies are adhered to on the project.
Ensures project document controls are in compliance with contract requirements, the JCLS Playbook and other applicable JCI standards.
Oversees project construction for compliance with specifications, local codes and installation techniques.
Manages the ordering and delivery schedule of materials to be procured for the projects assigned.
Supports the development and maintenance of viable long-term relationships with customers, consultants, prime contractors and subcontractors. Attends job progress meetings as required. Confirms throughout the Execution, Controlling and Close Out phases that subcontractors understand and adhere to expectations of assigned projects.
Conducts job walks throughout the life of project to punch and closeout completed work getting customer signoffs incrementally and at end of project. Ensures as built engineering is documented for all scope executed on assigned projects.
Ensures any engineering and commissioning performed by the field team is in accordance with established standards. Facilitates escalation of product related problems.
Ensures effective end of project closeout including addressing trailing costs, warranty, final material and subcontract reconciliations to the as built scope, removal of all equipment from site, project spares and the final post completion satisfaction surveys.
May support efforts of the development team to perform surveys and counts, pre-bid site assessment and verify existing conditions and constructability of the project.
Coordinates customer-training requirements.
Performs other tasks as may be assigned by management.
What we look for
Required
Bachelors degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or equivalent work related experience. Management experience with projects related to Lighting, HVAC controls, BAS management, Fire management, and Security management systems is desired. Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience. Proficient in Project Management software and financial accounting systems. Strong Personal Computer working capabilities in MS Office (excel, word, power point, project), Adobe Writer, Visio and basic Windows environment. Able to travel based on assigned projects, as projects may exist outside of assigned geography. Additionally preferred: Understands the requirements of and the ability to measure/document light levels of various facilities. Understands the energy demand and maintenance requirements of various existing lighting systems and the applicable demands and requirements of proposed retrofit solutions. Understands light color, color rendering, lumen and lumen maintenance, lamp life, ballast factors, system wattage and efficacy of the various systems. Understands the impacts of utility rates, system wattage and operating hours in the design and development of proposed alternatives. Able to identify in the field various types of systems and properly document these and the proposed alternatives utilizing appropriate systems. General understanding of the requirements of electrical installations, circuitry, load, voltage and familiarity with electrical codes. Ability to travel extensively may be also be a requirement of this position.
